- St Hilliers closes first property development fund with US backed Principal Group.
- St Hilliers as a member of the Axiom Education Consortium is involved in the first "Private Public Partnership" (PPP) with the NSW Department of Education and Training (NSW DET). The Consortium wins a contract to design and construct two new high schools and seven primary schools in NSW. St Hilliers is responsible for the delivery of the high schools in this landmark project.
- Completed construction of the new Asian Gallery at the Art Gallery of NSW, Sydney. The $15 million project involved the new construction of 3200 sq m over four levels and provided St Hilliers with a number of major and unique challenges including protecting and securing the valuable art collection. The project won MBA of NSW Awards for Construction Excellence in Public Buildings and Best Use of Glass.
- Mondrian residential development wins Wilkinson Award, NSW Chapter, Royal Australian Institute of Architects. The project was designed by Stanisic Associates.

- St Hilliers Enhanced Property Fund No.1 successfully closed and fully allocated.
- St Hilliers wins MBA of NSW Outstanding Construction Award for St Patrick's Cathedral, Parramatta.
- St Patrick's Cathedral project also wins The Sir Zelman Cowen Award, Royal Australian Institute of Architects National Architecture Awards. The project was designed by MGT Architects.
- St Hilliers appointed Development Manager for Stage 1A of the 37 hectare Kingston Foreshore residential development in Canberra ACT. Stage 1A comprised 176 dwellings, which wer all sold off the plan at benchmark prices.
- Successful delivery of major Victorian contracting project, the $40 million redevelopment of the Melbourne GPO. The project, to redevelop the site as a major retail precinct, involved major refurbishment of the fire-damaged, heritage Postal Hall and the construction of a new extension to the north of the site.
- Wins contract to construct a new $28 million retail and commercial centre at Gungahlin for Coles Myer.
- Ranked 141 in the BRW List of Top 500 Private Companies.

- The Mint project wins the Sir John Sulman Award, NSW Chapter, Royal Australian Institute of Architects. The project was designed by Francis Jones Morehen Thorpe.
- Successful delivery of the $45 million design and construction of Zenith Apartments, located above the iconic Coca Cola sign in William Street, Kings Cross. The challenging project involved the conversion of a former hotel into a 97 luxury apartment complex.
- St Hilliers Advisory Board established. Members include David Abraham, Trevor Gerber and Stewart Wallis.

- Axiom Education Consortium wins second PPP contract with NSW DET and St Hilliers is to design and construct two high school and a special needs school.
- Completed the construction of a $34.5 million new commercial building at Botanicca Corporate Park, Richmond VIC for RMAC Australia Pty Ltd. St Hilliers also undertook the specialised fitout for GE Money, which leased the building.
- St Hilliers divides existing contracting and property activities into two separate businesses with dedicated balance sheets and boards, and a clear focus on their core operations.
- St Hilliers Property establishes a Board with members comprising Tim Casey, Trevor Gerber and Dennis Broit.
- St Hilliers Contracting establishes an Advisory Board with members comprising Tim Casey (Chairman), Marc Longo, Stewart Wallis, John Faulkner and Jeff Jones.
- Completed the design and construction of the $48 million Anzac Park West commercial offices comprising 30,000 square metres in Parkes ACT. The benchmark project for the Department of Finance and Administration required a total infrastructure upgrade to achieve 4.5 ABGR and Green Star ratings.

- Sale of Bond One development in Walsh Bay to Axa Australia for $76.5 million.
- Awarded an $85 million contract to project manage the new construction and refurbishment of the Stockland Merrylands Shopping Centre.
- Designed and constructed a $30 million commercial and hotel development, Monash @ Kingsway, Glen Waverley VIC.
- Successfully delivered the new $30 million head office for Stockland. The project involved the complete demolition, refurbishment and fitout over 8 levels and is a showcase of ESD initiatives designed to achieve a 6 Star Green Star and 5 ABGR rating for the tenancy fitout.
- St Hilliers Enhanced Property Fund No. 1 successfully wound-up delivering a final return to investors of approximately 17.5% per annum after fees and expenses including performance fees exceeding original target of 15%.

- Awarded contract to construct the $85 million Kangara Waters retirement village in Belconnen ACT for the Illawarra Retirement Trust. This is the 8th project St Hilliers has undertaken for the client.
- St Hilliers appointed the Managing Contractor to complete the major refurbishment of the Royal Australian Mint in Deakin ACT. The $63 million project involves the transformation of two existing heritage buildings to provide additonal space for future operations as well as a museum, theatre, education and visitors gallery, retail and cafe facilities. Project scheduled for completion in 2009.
- Delivered the $24.2 million design and construction of Brand Junction, a discount brand outlet at University Hill VIC.
- St Hilliers moves Victorian office to 460 Bourke Street, Melbourne. The building is a seed asset of St Hilliers Fund No.3.
- Construction commences on the $90 million Stockland Merrylands Shopping Centre major refurbishment and new extension. The project comprising two stages is scheduled for completion in 2010.
- Awarded contract to design and construct the $114 million residential development, The Stamford Residences and Reynell Terraces, in Gloucester Street, The Rocks. The project comprising 33 levels of apartments, five terraces and street level retail and commercial space is the company's largets residential project to date.
- Completed the design and construction of the Pullman Hotel at Sydney Olympic Park. The $45 million 5 star hotel incorporated ESD initiatives to achieve water and energy savings.
- St Hilliers raises $200 million of equity with two of Australia's major superannuation funds investing in its fourth property fund, a development to core fund. The cornerstone investors are Retail Employees Superannuation Trust (REST) and First State Super.
- St Hilliers purchases a prime residential development site in Darlinghurst from St Vincent's Hospital. Vacant possession of the site to be provided in 2010.
- Awarded $30 million contract to redevelop the former Redfern Public School into the new National Indigneous Development Centre. The Centre will be a community resource providing new education and employment pathways for young Indigenous people.

- Successfully delivered the major refurbishment of the Marina Mirage shopping centre on the Gold Coast QLD. The $32 million project involved an expansion and upgrading of all tenancies.
- Awarded contract to construct the $74 million Mon Komo complex in Brisbane.
- Marks 20th anniversary of establishment of St Hilliers by sponsoring the Property Industry Foundation Charity Ball in Sydney. More than $180,000 was raised to support programs that help disadvantaged youth.
- Victorian Government announces St Hilliers and Australand joint venture as the preferred consortium in the multi-million dollar redevelopment of public housing in Carlton. St Hilliers as well as being an equity partner in the project is also the contractor. The redevelopment spans three sites in Carlton and will involve the new construction of 240 social housing apartments and 500 residences for sale to the private market.

- St Hilliers commences construction of Viva Carlton, the first stage of the $300 million Living Carlton redevelopment. Construction value of this stage is $40 million.
- Construction commences of $47 million Housing NSW projects in Wollongong, Liverpool and Moss Vale.
- Mick Caddey appointed CEO of St Hilliers Contracting business. Prior to joining the company he held senior roles with Citta Property Group and Lend Lease.
- St Hilliers launches new logo following a major refresh of the company's brand.
- St Hilliers is part of the Aegis Consortium, which has won the contract to build a new $400 million prison in Ararat. This is the first Victorian social infrastructure project to be procured in accordance with the National PPP Guidelines. St Hilliers and Hawkins Constructions (as Joint Venture Design and Construct contractors) and will provide the design and construction services for the redevelopment and extension of the 358 bed prison.
- St Hilliers wins contract to construct the first stage of the $140 million Ashwood Chadstone Gateway project, which is the largest social housing project undertaken by the Victorian Government in partnership with the not-for-profit sector.
- Launch of marketing campaign for the Dominion, a 110 luxury apartment development in Darlinghurst.
- St Hilliers forms strategic alliance with Infrastructure Technologies (Australia) Pty Limited to supply and install an innovative range of liner products with applications for civil works, water infrastructure, industrial and mining operations.
- Stewart Wallis retires as non-executive director after serving on the St Hilliers Advisory Board since 1999.

- Construction is completed of Viva Carlton, the first stage of the $300 million Living Carlton redevelopment of public housing sites in Melbourne’s inner city suburb of Carlton. Construction value of this stage is $40 million.
- St Hilliers formally appointed the preferred contractor to build the second stage of the Living Carlton redevelopment. Lume is consists of 98 market apartments and 50 social housing apartments over four buildings. Construction value is $39.8 million.
- St Hilliers has secured its first project in Queensland’s higher education sector with the awarding of a $14.5 million refurbishment contract by the University of Queensland.
- St Hilliers 39 Hunter Street project is the first heritage-listed building in Australia to achieve a 6 Star Green Star - Office as Built V2 certified rating.
