| Marketing commences of $148 million Darlinghurst residential development |

Joint venture partners, St Hilliers and Cbus Property, this month will launch the marketing campaign for the Dominion, a 110 luxury apartment development in Darlinghurst. St Hilliers Executive Chairman, Tim Casey said the Dominion, which is being marketed by Colliers International agent, Murray Wood, is a rare and special offering in a unique heritage location. “Apartments in the Dominion will be highly sought after by well-informed purchasers choosing to invest in property or wishing to be at the centre of Sydney’s rich inner city life with its up-market wine bars, fine dining, cafes, art galleries and easy access to the CBD and the airport,” he said. The development is located on the site of the former Caritas healthcare facility, which St Hilliers acquired from St Vincent’s Hospital in 2008 with concept plan approval for a medium density residential and commercial development. The unique triangular site is bounded by the famous Darlinghurst Gaol, now the National Art School, the NSW Supreme Court and the former heritage Darlinghurst Police Station. Designed by one of Australia’s top ten design firms, Group GSA, with interiors by SJB Architects, the Dominion offers a collection of sophisticated, luxury appointed residential buildings. Architecturally, the approach has been to create three new buildings unified on a contiguous sandstone base, which wraps around the site and is in keeping with the historic surrounds. he base houses the approximately 1000 square metres of retail and commercial areas. The Bourke, Burton and Forbes residences are elegant low-rise buildings featuring a dynamic architectural profile of steel, glass and louvres and graceful floating roofs. Four apartments housed within two adapted heritage buildings retained on the site blend classic heritage features and contemporary style. The residential units are orientated to maximise the view and provide maximum frontage to each unit. Utilising the large frontages and stepped unit façade layout, over 90% of the units are cross-ventilated. The development as a whole aims to achieves a 5 Star NatHERS environmental rating. Dominion also features a private garden with mature trees, cobbled pathways and water features. Modern interpretations of the area’s history are dotted around the site, etched in soaring glass facades, sandstone walls and cut metal. Construction of the development is expected to commence in December 2010 and will take 18 months to complete. While the Dominion is the first development project undertaken by St Hilliers and Cbus Property, Tim Casey said the joint venture partners were investigating opportunities for further investment in similar high quality commercial and residential projects. |
